1. Consultation

We’ll meet with you (virtually, by phone or in person) to discuss your plans.

This will allow us to have a better understanding of:

  • your budget
  • your timelines

2. Lender Criteria

We’ll discuss the key areas that lenders look at:

  • your credit score and your financial history, which includes (but is not limited to) car payments, loans, credit card balances, etc.
  • your income and employment history
  • your down payment

3. Pre-approval

After you provide us with all relevant documents required by the lender, you’ll receive a pre-approval letter from us, which you can present to your real estate agent.

Go house-shopping with your real estate agent!

Your real estate agent will work with you to:

  • determine the specifics of the property you are looking for:
    •  price
    •  type (condo, single-family residence, townhouse, duplex, etc.)
    •  area
    •  required amenities, etc.
  • visit properties in order to find suitable options that meet your requirements
  • submit offers and negotiate (if necessary) until a mutual agreement is met with a seller
  • provide us with all necessary documentation related to the property (accepted Purchase offer, MLS listing, etc.)

5. Optimal Lending solution

We look at the big picture, taking all factors into consideration, and craft the optimal lending solution for you.

Some key areas are:

  • rate type: fixed? variable?
  • lender: conventional? alternative? Private?
  • amortization period: 20 years? 25 years? 30 years?

6. Lender requirements

Along with your real estate agent, we will work with you to complete all the steps required by your lender, including (but not limited to):

  • Home appraisal
  • Home inspection, etc.
